Garage Door Maintenance Before Winter: A Chesterfield Homeowner’s Checklist

Winter is harder on garage doors than any other season. Cold temperatures affect spring tension and lubrication, moisture accelerates corrosion, and the door seal can freeze to the ground overnight. A quick pre-winter check takes less than 30 minutes and can prevent a breakdown on a cold January morning.

Pre-Winter Garage Door Checklist

Lubricate all moving parts. Springs, hinges, rollers and tracks should all be lightly lubricated with a silicone-based spray or garage door lubricant. Avoid WD-40 on springs — it strips the existing lubrication rather than adding it. Cold weather thickens old grease and makes it less effective, so do this in autumn before temperatures drop.

Check the bottom seal. The rubber weather seal at the base of the door keeps out draughts, water and pests. If it’s cracked, torn or no longer making full contact with the ground, replace it before winter. A worn seal will also allow the door to freeze to the floor in icy conditions.

Test the balance. Disconnect the motor (use the red emergency release cord) and manually lift the door to halfway. It should stay in place — if it drops or springs up, the springs need adjusting. An out-of-balance door puts strain on the motor and accelerates wear.

Check for rust and corrosion. Look at the bottom section, the springs and the cables. Surface rust on the door panels can be treated with a light sanding and rust-inhibiting paint. Rust on springs or cables is more serious — heavily corroded springs or cables are at risk of snapping and should be replaced.

Test the auto-reverse. Place a piece of wood flat on the ground in the door’s path and close the door using the remote. When the door hits the wood, it should automatically reverse. If it doesn’t, the sensitivity needs adjusting.
